A complete house refurbishment and home renovation in Epsom, transforming a 19th-century detached property through spatial planning, structural alterations, a small infill extension, a new kitchen and family hub, and the refurbishment of the adjoining coach house..

The design and planning phase took around six months, with the full renovation completed over approximately 12 months.

Project Brief

The clients had found their long-term family home in Epsom, chosen for its character, location and generous gardens. The brief was to modernise the property without losing its original charm, improve the way the spaces worked together, and create a home better suited to everyday family life.

Key priorities included a more functional kitchen and family hub, improved connections between the main house and coach house, better use of the ground-floor layout, and a more refined principal suite. The overall design direction was traditional with clean contemporary detailing.

Rethinking the Layout

The existing footprint was generous but poorly resolved. A glazed link between the main house and coach house was uncomfortable in both winter and summer, while several ground-floor spaces lacked a clear purpose.

As part of the wider property refurbishment, Lime used spatial planning to make better use of the existing footprint rather than simply adding more space. A small kitchen extension and carefully planned structural alterations created a more coherent kitchen, dining and family hub, while improving circulation through the wider ground floor.

Kitchen & Family Space

The new kitchen and family space became the main hub of the home, combining the infill extension with a more practical open-plan layout.

The kitchen uses AshleyAnn Shaker cabinetry in a Sumburgh Midnight wood-grain finish, paired with a 30mm CRL polished worktop with light marble veining. Bronze Corston handles add warmth, while Havwoods engineered timber flooring helps connect the kitchen with the adjoining family spaces.

Interior design & finishes

The interior scheme balances traditional detailing with a cleaner contemporary finish. Bespoke wall panelling, engineered timber flooring and bold colour choices add character without overpowering the original house.

Bronze and darker metallic finishes are repeated through the joinery and fittings, while the large skylight brings additional natural light into the central circulation space. Where appropriate, the same approach carries through into the principal suite and other refurbished rooms.

The Completed Renovation

The completed renovation retains the character of the original 19th-century house while creating a more practical layout for modern family life.

Externally, the project included new windows and front door, a new roof, extension, veranda, pergola and electric privacy gates. The design and planning phase took around six months, with the full build completed over approximately 12 months.
